Terms & Conditions
- Our management agreements are vaild for a tweleve month period and apply to a single property.
APM will automatically invoice any subsequent years fees unless instructed by the above owner thirty days prior to the old agreement expiring.
- APM reserve the right to increase prices for their services at the end of the calendar year should circumstances beyond their control arise. Any increase will be applicable on notification.
- APM will require with each property three complete sets of keys and remote controls for gated access.
- APM will require 24 hours notice should the owner wish to arrange access to their property by a third party. Our APM callout rate will apply in these circumstances. Please see charges on our Management fees page.
- A copy of the properties owners passport and N.I.E. Number will be required to assist our company should any problems occour with any type of services.
- During occupation of an owners property APM will not be liable for any damage or actions caused by renters.APM insist that all owners have a liability insurance to cover such incidents and a suitable deposit is taken prior to occupation.
- To correctly manage and maintain owners properties APM reserve the right to carry out emergancy repairs to a property should a major problem arise and where APM are unable to contact the owner immediately via telephone or e-mail, decisions will be made by a director of APM and their decision will be final. The owner will be able liable for any costs involved repairing such incidents. Should the repairs be covered by insurance APM will expect to be paid in full by the owner within 30 days not after the insurance company agree the claim.
- APM insist that no third parties are employed during the the period of this agreement for the services of cleaning. Owners Only may at their own choice clean their properties after personal use.
- APM have thir own in house maintenace team and local tradesmen who carry out any repairs to your property should any problems arise. Full notice and any reports/quotes will be forwarded to owners prior to any work being carried out
- Payments for any services undertaken by APM relating to your property will be expected in Full within 30 days.
- If requested APM can offer your property for rental via our website or other advertising networks we use. Should APM personally rent your property a commission of 10% will be deducted prior to banking the balance to your account.
- APM will meet and greet owners guests Free of charge during normal office hours Mon-Fri 9am-7pm, Saturday 9am-2pm. Our out of hours charges are explained on our Management Fees page.
- APM will visit your property on a regular basis to check that no problems have occured. All water systems will be flushed through, electrical systems checked and doors, shutters and windows check for security.
- APM will have to invoice clients for ALL call outs whether it is by our management or maintenace teams. The only exception will be medical emergencies/assistance where no call out fee will be applicable
