Professional Key Management

We request three sets of keys and remotes/fobs to gated areas to correctly manage and control your property. The reason we request three is should you have 4/6 guests who arrive and request two sets to enable the group to venture out as two parties, then we are still holding a set in case of any emergencies.

Property Inspections

We employ a member of staff whose sole job is to check properties. He will visit every 10-14 days depending on the time of year. Upon entry he will go through the check list below. Once complete this is then entered into your file for your perusal at any time. You will be notified of any problems and actions required to correct them. These visits are NOT carried out should your property be occupied. If you have a long term tenant then we will inspect the property every two months.

Property Cleaning Programs.

Full Clean

Our in house cleaning staff will enter the property once your clients have vacated. The whole property will be returned to its original condition and all the bed linen and towels will be exchanged, removed, laundered and returned. We calculate our cleaning fees in two parts.

We feel this is a fairer way of invoicing our clients as although you may have a three bed property there may only be 2 people staying there so why should have to pay for a full launder charge for 6/8 guests?
We always advise that ALL properties have two complete sets of bed linen and two sets of towels. This is to ensure a quick turn around, allowing time whilst one complete set is being laundered. Bed throws or fitted bed covers are only laundered, dry cleaned at the discretion of our cleaners or the owners. An additional charge for the cleaning of these items will be invoiced to your account.

Mid Stay Clean

This service is offered to assist clients whose stay may exceed 7 days. Our cleaning staff will enter the property exchange and remove any dirty linen clean around the kitchen and bathrooms and sweep through any patio areas. We do not like to interfere too much with the property during occupation due to the guests having personal belongings laying around.

Spring Clean, Pre Visit Clean

This is a service we offer for properties that may have been unused for a few months and require a quick freshen up prior to clients or yourself arrive. No bedding will be replaced unless required. And the whole property will receive a full dust and mop through.

Meet & Greet Service

If your guests are unfamiliar with the area we can arrange a meeting point and then take them direct to your property. Once there we will pass them the keys, show where the services are located in the property, and explain where any local amenities are. We will always leave a 24 hour contact number in case of any problems or emergencies.

Welcome Packs

We have an order sheet for clients to complete and email us should they like food or drink placed in the property ready for their arrival. This is a bonus for guests arriving late at night, at weekends or those who just can not be bothered to waste time shopping. Our supplier is a local British Food shop and offers many familiar brand names including English cheese bacon and sausages. Please visit the Welcome pack page for more details.

Maintenance Team

We employ in house and local tradesmen to assist with any maintenance problems or additional works required by owners. Most are English speaking and are vetted for security reason.

Translation Services

Absolute employ staff that speak fluent Spanish and Portuguese and can assist with any of those problems that may arise with service providers, banks, builders etc. We offer quick translations of letters free of charge, but should the problem be more involved where we need to talk, telephone, email or visit on your behalf to deal with the situation then we will have to introduce a fee which will be shown on “Our Fees” page.

Property Rental & Letting Service

We have an office based in the centre of Ayamonte and use various websites to promote rentals for clients. We are very well know in this area and have been very successful working along side other local businesses to find mid-long term rentals for their staff or work colleagues.

Should we manage to rent your property we would charge a finders fee of 10% of the rental value. Should we rent your property to a long term client then we will also have to add a one off fee to arrange the legal rental agreement which has be signed by us as the representative of your property and the renter.

Home Insurance

We work in conjunction with a reputable Insurance advisor and can offer many types of insurances to protect your property through out the year. We strongly advise that you have public liability to cover your guests and protect you during their stay at your property. It is also wise to be insured against any damage that may be caused during rental although a deposit should be taken to help cover any breakages.

Garden & Pool Management

We have tradesmen who are specialised in pool cleaning and general garden maintenance. We would require a site visit prior to assessing any costs involved
